Tampa permits aren't one-size-fits-all
Inside Tampa city limits, residential permits go through the City of Tampa's Construction Services department, not Hillsborough County. Addresses just outside the line — parts of Carrollwood or Town 'n' Country, for instance — are unincorporated and permit through the county instead. It's the first thing we check on your project, because it changes the process.
If your home is in one of Tampa's local historic districts — Hyde Park, Seminole Heights, Tampa Heights, or Ybor — there's an extra layer: exterior changes, additions, and many repairs need a Certificate of Appropriateness, reviewed by the city's Architectural Review Commission (Ybor goes through the Barrio Latino Commission). We design to the district's guidelines and walk the review through so your remodel stays on schedule.
And Tampa's older homes hide the usual things. The 1920s bungalows in the historic core are beautiful and worth saving, but behind the plaster you'll often find dated wiring, cast-iron drains, and framing that's settled under an old addition. We open it up, show you what's there, and price the fix before we go further — no mystery line items.

What about flood zones near the water?
Near the bay — Davis Islands, Bayshore, parts of South Tampa — a home may sit in a flood zone, where a large enough remodel can trigger flood-elevation requirements. If that applies to your project, we flag it early so it's not a surprise.
