Primary-suite addition — Lutz
380 sq ftslab to trusspermit on file
Home additions · Tampa Bay
Adding on is the most structural thing you can do to a house — new foundation, new roofline, new load paths — which is exactly why it's always engineered and permitted. We handle the plans, pull the permit, pass every inspection, and blend the new space in so it doesn't look bolted on.

Straight talk
An addition is a small custom home grafted onto your existing one. The hard parts are structural and they're where bad builders cut corners.
The giveaway of a cheap addition is a roofline that doesn't match and stucco that's a shade off. We match the pitch, the finish, and the trim so it reads as one house — inside and out.
An addition isn't a permit you can skip. It needs engineered plans and a chain of inspections — foundation, framing, electrical, plumbing, final. We handle all of it, so your square footage is on record and adds value instead of becoming a problem at sale.
The hardest part of an addition is the seam — where the new foundation and roof tie into the existing house. Done wrong, that's where you get cracks and leaks. We tie in and flash it properly so it stays dry and solid.
Big projects drift when no one owns them. You get a fixed scope, a written schedule, and one point of contact — so a months-long build doesn't turn into an open-ended one.
We'll talk through what's possible on your lot, what it takes, and a realistic budget — free, before you commit to anything.
What's included
Design through final inspection, under one contract — the structural work and the finishes both.
What to expect
We look at your lot, setbacks, and goals, and figure out what's buildable and what it costs.
We draw it, get it stamped, and pull the permit — the part that protects your investment.
Slab, framing, roof tie-in, and windows, with inspections along the way.
Electrical, plumbing, HVAC, drywall, and finishes, then a passed final inspection.
How we build
An addition has to stand up to the same storms as the rest of your house and look like it belongs. Both come down to how it's built.
Foundation: a slab or stem wall sized to Florida code and the soil under your lot.
Framing & wind code: tied to the existing structure with the straps and connectors Florida requires.
Roof tie-in: matched in pitch and material and flashed into the existing roof so the seam doesn't leak.
Windows & exterior: impact-rated or code-compliant glass, and stucco or siding matched so the whole house reads as one project.

Always. An addition is structural — new foundation, framing, and roof load — so it needs engineered plans and a string of inspections. We handle the plans, pull the permit, and pass every inspection so your new square footage is on record.
Additions run on the scale of months, not weeks, because of design, permitting, and the structural work. You get a written schedule up front and one point of contact who tells you where things stand each week.
Yes — matching is the whole point. We blend the roofline, the stucco or siding, the windows, and the interior finishes so the addition reads as part of the house, not something bolted onto the side.
Yes. We take it from design through stamped, engineered plans to permit, so you're not chasing a separate architect and engineer. It's one team from the first sketch to the final inspection.
A permitted addition adds square footage of record, which is what appraisers and future buyers count. Unpermitted square footage often can't be counted and becomes a problem at sale — another reason we permit everything.
Yes — in-law and guest suites, second stories, bump-outs, garage conversions, and enclosed Florida rooms are all additions we build, each permitted and built to wind code.
