Honesty on old houses: we'd rather show you the cast-iron drain or the cloth wiring now than have it surprise your budget later.

Do whole-home remodels need a permit?

The parts that touch structure, electrical, or plumbing do — removing a load-bearing wall, rewiring, moving plumbing — and we pull those permits and get them inspected. Cosmetic-only work like paint, trim, and flooring generally doesn't. We permit what needs it and tell you which is which.

Can you remove a load-bearing wall to open up the house?

Yes — it's our most-requested change. If the wall is load-bearing, we engineer and install a proper beam, pull the permit, and have it inspected. We'll tell you honestly what's possible before you fall in love with a layout.

Can we live in the house during the remodel?

Usually, yes, with phasing — we keep a working kitchen or bathroom going as long as we can and contain the dust. For a true down-to-the-studs remodel, it's sometimes easier to be out for part of it; we'll be straight about that up front.

How do you keep a big remodel on schedule?
